The home inspection is considered to be one of the foundations in the process of selecting the right home.
A thorough and unbiased examination of the home by
a professional licensed home inspector furnishes the buyer or seller with a valuable tool to use in the selection process. The home inspection report that we furnish shines a light on areas of concern discovered in the inspection, and provides more insight on structural and mechanical issues that may not have been obvious prior to the inspection.
The written report that we render is this tool. The goal of a person considering making an important decision is to go into it feeling informed. Our report is comprehensive, and details any areas of concern that we observe on the day of the inspection.
Are you considering negotiating a final purchase contract? Pre-purchase reports can assist during this process by helping to ensure that the home is sound and that any cost in maintaining a certain standard is identified. Your home inspection investment will be but a fraction of a percent of the value of the home and will
be a stepping-stone toward your goal of closing a successful deal with a handshake!
ADDITIONAL SERVICES
MOLD TESTING
Indoor air quality (IAQ) is a matter coming more and more into the public view each year. Some people are sensitive to mold and for some, exposure to elevated levels of mold can cause symptoms such as nasal stuffiness, eye irritation, wheezing and skin irritation. People with allergies may suffer even more. Molds are fungi that thrive best warm, damp or humid conditions. Not all molds are visible to the naked eye either. Molds that you do see, are referred to as "viable", however, airborne mold spores are unseen because they are microscopic and are referred to as non-viable. The non-viable spores can float around in the air until they find a suitable location to grow, and all they need is a little moisture. For this reason, houses that have had any water damage, or water intrusion from any source can become habitat for mold. If you have questions or concerns about the existence of mold in the home, we can test for both viable(seen) and non-viable(unseen) molds.
WATER TESTING
The quality and purity of the water you use and consume in your home is an issue of serious importance. Here are a few considerations that might prompt one to have their water tested.
You live near a dump, landfill, factory, dry cleaning facility, underground storage tank, mining operations, near seawater, intensive agriculture, or heavily salted roads. Here are a few additional reasons to consider water testing.
-
You are planning on buying a new home.
-
Your water leaves a scaly residue.
-
The cleaning action of soaps and detergents is greatly reduced.
-
The water appears cloudy, colored or frothy.
-
The plumbing had lead pipes.
-
The water has an odd taste or smell.
-
There are signs of gastrointestinal illness.
Our testing parameters include bacteria, lead, nitrate, nitrite, total nitrate/nitrite, PH level, iron and turbidity.
LEAD IN PAINT
There are many known health effects of lead poisoning, and if you believe there is a possibility that lead paint was used in your home, we are able to assist you in determining this. This is especially important if you are considering an older home, because lead paint was still in use in housing prior to 1978 when it was banned. Even with laws requiring the disclosure of any known lead prior to leasing or sales, it may be desirable to test and be sure if it is in question.
RADON TESTING
Radon is a gaseous and radioactive element and is considered cancerous and toxic. It can be present in old or new homes, drafty or well sealed homes, and homes with or without a basement. It can get into a home through gaps, cracks, or joints in floors, walls, construction or around pipes. Radon is considered a risk only where it exists in elevated levels, and the level can be tested. Our test will reveal the level that exists at the time of the test.
SEPTIC TESTING
This is a simple and non-conclusive test that can help to discover if there are any signs of blockage or leakage of the septic system. If you believe that there may be problems with the septic system, this test can assist in determining that. Problems with drainage, and pre-existing wet areas might be cause for curiosity. Our test is minimal, and will help determine if you'll need to have the system looked at extensively by a septic trade professional.
Please inquire if you see the need for any of these additional services, all of which are moderately priced. If you are ordering a home inspection, it is possible to have any of these tests done(in most cases) on the same day as the inspection. Just let us know! Please feel free to call with any questions.
